Most roof repairs in San Diego County land between $1,200 and $2,000. That range covers the work homeowners actually call about: a leaking pipe boot or vent collar, a failed wall or chimney flashing, a cracked valley, a section of slipped or broken tile, a bad skylight seal, or a patch on a flat roof seam.
Price is driven by four things — how large the failed area is, how hard the roof is to walk and stage on, what materials have to be matched, and what we find once the leaking section is opened up. Dry rot in the sheathing or a section of brittle 25-year-old underlayment adds material and time; a single-story shingle roof with easy ladder access sits at the low end.
Emergency tarping is $300–$600 and is billed as its own small job so the water stops the same day. Inspections and written quotes are free, and you get the number in writing with photos before anyone starts work.
The stain on your ceiling is almost never directly under the hole. Water enters at a penetration or a flashing, runs along the top of the underlayment or down a rafter until it hits a nail, a seam or a light fixture, and drops there. That travel can be ten or twenty feet.
Finding the real entry point means working uphill from the stain: mark it, check the attic above and slightly up-slope for wet sheathing or rusty nails, then inspect the roof for the usual suspects — pipe boots, vent collars, skylight curbs, wall and chimney flashings, valleys, and any spot where two roof planes or a patio cover meet the house.
If it is still not obvious, a controlled hose test in sections settles it. We start low and work up, waiting between sections, and someone watches inside. That is how you get a repair at the cause instead of a patch near the symptom.
Most roofs that homeowners are told to replace only need a repair. The deciding question is not the age printed on a warranty — it is whether the failures are localized or spread across every slope.
One leaking valley, a split boot, a broken run of tile, a failed skylight or a tired flat-roof seam are repairs, even on a 25-year-old roof. Granule loss across the whole shingle field, underlayment that crumbles when you lift a tile anywhere you check, multiple simultaneous leaks in unrelated areas, or widespread sagging in the deck are the signals that repairing has become pouring money into a roof that is finished.

Most roof repairs are finished in one day. The inspection and written quote usually happen on the first visit, and for straightforward work — a boot, a flashing rebuild, a run of tile, a skylight reseal, a flat-roof seam — the repair itself is a few hours of actual roof time.
Response is normally same day or next day. An actively leaking roof during a storm gets tarped immediately, which stops the damage that night even when the permanent repair has to wait for the surface to dry.
Longer timelines come from three things: sourcing discontinued tile, rot that turns a flashing repair into a sheathing repair, and weather. We tell you which of those applies before we start rather than after.
It can be stopped in the rain; it cannot be permanently repaired in the rain. Those are two different jobs and it matters that you know which one you are buying.
During a storm the right move is a temporary dry-in: a properly fastened tarp or peel-and-stick membrane over the failed area, run high enough up-slope that water cannot get behind it. That stops the interior damage the same night and costs $300–$600 as its own small job.
The permanent repair follows once the roof is dry, because sealants, adhesives, membranes and underlayment will not bond to a wet substrate. Anything installed into standing water is a patch with a short life, and it usually has to be redone at the homeowner's expense.
6. What is emergency roof tarping and what does it cost?
Emergency tarping is a temporary waterproof cover installed over a failed area of roof so the inside of your house stops taking water while a permanent repair is scheduled. It costs $300–$600 here and is billed as its own small job.
Done properly it is not a tarp thrown over a leak. The top edge is tucked under or sealed over the roof covering so runoff sheds across it, the cover extends well beyond the failure in every direction, and the whole thing is battened or fastened so a coastal wind cannot peel it off overnight.
A good tarp buys weeks to a couple of months — enough time to dry out, diagnose properly, source matching tile, and if you are claiming, get an adjuster out. It is not a repair and we never price it as one.
7. Why is my ceiling stained but the roof looks fine?
A ceiling stain with no visible damage above it is the most common roof call we get, and it is normal. The waterproof layer on most roofs is not the surface you can see — it is the underlayment and the metal flashings beneath the tile or shingle. Both can fail while the roof still looks tidy from the street.
The other reason is travel. Water enters at a penetration or a wall transition, runs across the top of the underlayment or along a rafter, and drops at the first nail, seam or light fixture it reaches. The stain can sit far from the entry point, on a different slope or even a different room.
And sometimes it is not the roof at all: attic condensation, a sweating duct, a bathroom fan venting into the attic instead of outside, or a plumbing leak in a wall produce identical stains. Diagnosis has to rule those in or out before anyone touches the roof.
8. Will homeowners insurance cover my roof repair?
As a rule, homeowners policies cover sudden, accidental damage — wind lifting tile or shingles, a storm-driven branch, a tree limb through the roof — and exclude gradual wear, age, deferred maintenance and the slow leak that has been staining a ceiling for two seasons.
That means the same repair can be covered or not depending entirely on the cause and on how well it is documented. Photographs of the failure before it is covered up, dated notes on when the damage appeared, and a written diagnosis that names the mechanism are what claims turn on.
We do not adjust claims and we will never tell you to describe wear as storm damage. What we do is document what we actually find, in photographs, so you and your adjuster can make the call with real evidence. Emergency tarping is often reimbursable even when the repair itself is not, because policies expect you to prevent further damage.
In this county the surface material and the waterproofing rarely wear out together, and that is the whole story. Concrete and clay tile can last fifty years or more; the underlayment beneath it was usually rated for 25 or 30. When people say a tile roof lasted forty years, they mean the tile did.
Composition shingle roofs here typically give twenty to thirty years depending on the product and how much sun the slopes take. Flat systems — torch-down, TPO, coated foam — generally run fifteen to twenty-five years, and they fail at seams, drains and penetrations long before the field wears out.
The practical answer for a homeowner is that lifespan is measured at the weakest layer. Once the underlayment goes brittle across every slope, the roof is finished regardless of how good the tile looks — and until then, targeted repairs are usually the right money.
Yes. Individual concrete or clay tiles are replaceable, and doing it properly is one of the most common repairs on San Diego County roofs. Tiles crack from foot traffic, from satellite and solar installs, from falling branches, and from decades of thermal movement on their fasteners.
Two things make it a real repair rather than a five-minute swap. First, matching: profiles and colour blends from the 1970s through 1990s are frequently discontinued, so we source the closest available stock and, where a perfect match is not available, pull matching tile from a hidden slope and place the substitute there instead.
Second, what is underneath. The tile is a rain shield; the underlayment beneath it does the waterproofing. If a tile has been broken for a season, the felt below it has been taking direct sun and water, so a proper repair usually includes new underlayment under the replaced area.
A roof that stays dry in a drizzle and leaks in a downpour almost never has a hole. It has a detail that works at low volume and fails at high volume — a valley that cannot carry the water it collects, a wall flashing that is short, a drain or scupper that backs up, or a gutter that overflows behind the fascia.
Wind is the other half of the answer. Driving rain pushes water uphill and sideways, past head laps and up under flashings that gravity alone would never test. That is why a leak can appear once in three years, always from the same direction of storm.
Diagnosis is about reproducing volume and direction, not just wetting the roof. Zone-by-zone hose testing with a spotter inside, plus a look at debris and water lines on the roof after a storm, is what finds these.
Flat roofs almost never leak in the middle of a sheet. They leak at the details: the seams where two sheets meet, the drains and scuppers, the base of every pipe and curb that penetrates the membrane, and the upturn where the roof meets a parapet or a wall.
The second cause is water that never leaves. Ponding adds weight, degrades membrane and coatings much faster than runoff would, and gives water the time and depth it needs to work through a seam. A low spot that holds water for days after a storm is a leak with a date on it.
Material matters too. Torch-down fails at laps and blisters, TPO at weld lines and at penetrations, coated foam once its coating has chalked away and UV reaches the foam. A repair has to use material compatible with what is there — an asphalt patch on TPO is a guaranteed callback.
Most skylight leaks are not the skylight. They are the flashing around it — the curb flashing, the head flashing above it, and the way the roof covering laps over both. Water gets behind a short or corroded flashing and appears at the inside edge of the shaft, which looks exactly like a leaking window.
The next most common cause is the perimeter seal or gasket, which dries out and shrinks after fifteen or twenty years of ultraviolet exposure, especially on older acrylic domes. After that comes condensation: a single-glazed or aluminium-framed unit sweats in humid weather and drips, and no amount of roof work will stop it.
The repair is chosen by which of those it is. Rebuilding the curb and head flashing, resealing or replacing gaskets, or replacing the unit outright — and a proper diagnosis will tell you which, with photographs, before you spend anything.
For ordinary repairs — a pipe boot, a flashing rebuild, a run of tile, a valley, a skylight reseal, a flat-roof seam patch — a permit is generally not required. Permits attach to re-roofing and to work above a threshold amount of roof area, and the exact threshold and process are set by the city or county jurisdiction your address falls in.
Because San Diego County contains many separate jurisdictions, the answer genuinely varies by address. Unincorporated areas are handled by the county, while each incorporated city runs its own building department with its own re-roof requirements, and some HOAs add material and colour approval on top of that.

Flashing is the metal that waterproofs every place a roof is interrupted — valleys, walls, chimneys, skylight curbs, pipes, vents, edges and roof-to-patio transitions. Tile and shingle shed water across the field; flashing handles every joint, and joints are where roofs leak.
It fails in four ways: corrosion from the underside, especially in salt air; movement, as thermal cycling and settling work fasteners and laps loose; poor original detailing, where a flashing is too short, lapped in the wrong order, or substituted with sealant; and damage from later trades cutting into it for solar, satellite or stucco work.
The important part for a homeowner: flashing is a sequenced assembly, not a caulk joint. A repair that relies on sealant over failed metal has a life of a season or two. A repair that rebuilds the metal in the correct order outlasts the roof around it.
Once a year is the right cadence for most homes here, and the best time is early autumn — September or October — before the first storms arrive. Add an inspection after any major wind event, after any work by another trade on your roof, and before you buy or sell a house.
Older roofs and roofs under trees deserve twice a year, because debris in valleys and drains is the leading cause of the leaks that are entirely preventable.
A real inspection is not a walk around the driveway. It covers penetrations, flashings, valleys, ridges, drainage, the condition of the underlayment where it can be assessed, and the attic where there is access — and it ends with photographs and a plain-language priority list rather than a replacement quote.
Yes, and faster than most homeowners expect. Mold needs moisture, an organic surface and time, and a wet roof assembly supplies all three — paper-faced drywall, wood sheathing, framing and fibreglass insulation dust all qualify. Given warm still air, growth can start within a couple of days of the material getting wet.
The problem is that most of it happens where you cannot see it: on the top side of the ceiling drywall, inside the insulation, and on the underside of the sheathing. A stain the size of a dinner plate on the ceiling can sit under several square feet of wet, contaminated material in the attic.
The order of operations matters. Stop the water, dry the assembly properly with air movement and dehumidification, remove what cannot be dried, and only then close it up and paint. Painting a stain over a wet cavity guarantees you will be doing the job twice.
Sealant and coatings are legitimate materials used in the wrong place more often than any other product in roofing. A bead of sealant is a component of a proper detail, not a substitute for one, and a coating is a maintenance system for flat and foam roofs, not a leak repair.
Where they genuinely work: renewing the coating on a foam or flat roof on schedule, sealing small fasteners and terminations as part of a correctly built assembly, and short-term emergency patching that everyone understands is temporary.
Where they fail: over corroded flashing, over cracked tile, over an open seam, or smeared across an area in the hope of finding a leak. Under Southern California sun those repairs last a season or two, they hide the evidence needed to diagnose the real cause, and they usually redirect water to a new exit point that is harder to trace.
Salt air attacks metal, not tile. On a coastal roof the concrete or clay tile can look excellent at forty years while the fasteners, valley metal, counterflashing, vent collars and gutter hardware holding it all together are corroding from the underside where nobody looks.
Marine-layer moisture makes it worse by keeping surfaces damp for hours after sunrise, so salt stays in solution and keeps working. North-facing slopes and shaded valleys hold that damp long enough to grow moss, which holds even more moisture against the metal underneath.
The practical consequences: sealants chalk out years early, galvanised flashing perforates from below, screws and nails lose their heads, and skylight and vent flashings fail first. Coastal roofs need their metal inspected on a schedule, not their tile.
Judge a roofer on the diagnosis, not the price. Anyone can quote a number; the question is whether they can tell you where the water entered, how it travelled, and which component failed — and show you photographs of it. A contractor who cannot answer that is guessing, and a guess is what you will be paying to repeat next winter.
Then do the boring checks. Verify the California licence and workers' compensation status yourself at cslb.ca.gov, confirm liability insurance, get a written scope with a fixed price rather than an hourly promise, and never pay a large deposit up front for a small repair.
Finally, watch for the pressure patterns: a replacement recommendation before anyone has lifted a tile, a discount that expires today, a request that you pull the permit, or a contract that assigns your insurance claim to the contractor. Any one of those is reason enough to get another opinion.
Why roofs fail differently here — and how we solve it

Coastal North County and the beach cities
From Oceanside and Carlsbad through Encinitas, Solana Beach, Del Mar, Coronado and Imperial Beach, salt air and marine-layer damp attack metal rather than tile. Fasteners rust, valley metal and counterflashing thin from the underside, sealant chalks out years early, and shaded north slopes stay wet long enough to grow moss. It is completely normal here for the tile to look excellent at forty years while the flashing holding it together is finished.

Inland, East County and the backcountry
In Escondido, San Marcos, Vista, Poway, Rancho Bernardo, El Cajon, La Mesa, Santee, Ramona and Fallbrook, heat cycling rules. Daytime expansion and overnight contraction split old sealant, cup shingles and work fasteners loose, and oak, eucalyptus and pine debris packs valleys and drains until the first heavy storm has nowhere to send the water.
