Verify the California licence and workers' compensation status yourself at cslb.ca.gov, confirm liability insurance, get a written scope with a fixed price rather than an hourly promise, and never pay a large deposit up front for a small repair. Finally, watch for the pressure patterns: a replacement recommendation before anyone has lifted a tile, a discount that expires today, a request that you pull the permit, or a contract that assigns your insurance claim to the contractor. Any one of those is reason enough to get another opinion.

Verify licence and insurance yourself

California licences are searchable by name or number through the Contractors State License Board at cslb.ca.gov, which also shows whether workers' compensation coverage is on file and whether the licence is active and bonded.

Ask for a certificate of liability insurance naming your address, not a photograph of a card. If someone is injured on your roof or your ceiling is damaged during work, this is the paperwork that decides who pays.

Insist on a written diagnosis with photographs

A quote that says 'repair roof leak — $X' tells you nothing and protects nobody. A useful quote names the failed component, describes the repair, and includes pictures of what was found on the roof and in the attic.

That document is also what you will want later for insurance, for escrow, and for the next contractor who tells you the whole roof needs replacing.

Understand the quote structure

Fixed price for a defined scope is the standard for repairs. Time-and-materials is appropriate for genuine unknowns, but it should be capped and the unknowns should be named — typically rotted sheathing that cannot be measured until the roof is opened.

Deposits on a small repair should be modest or nil, and California limits down payments on home improvement contracts. Progress payments should follow work performed, never precede it by much.

Door-knocking after a storm with an offer to get a full replacement approved by your insurer. A replacement quote produced from the driveway. Pressure to sign today for a discount. A request that the homeowner pull the permit. An assignment-of-benefits clause handing your claim to the contractor. Cash-only, no written contract, no licence number on the paperwork.

Also: a contractor who cannot explain the water path. The mechanism is the whole job. If they do not know it, the repair is a guess with an invoice attached.
