Most roof repairs are finished in one day. The inspection and written quote usually happen on the first visit, and for straightforward work — a boot, a flashing rebuild, a run of tile, a skylight reseal, a flat-roof seam — the repair itself is a few hours of actual roof time. Response is normally same day or next day. An actively leaking roof during a storm gets tarped immediately, which stops the damage that night even when the permanent repair has to wait for the surface to dry. Longer timelines come from three things: sourcing discontinued tile, rot that turns a flashing repair into a sheathing repair, and weather. We tell you which of those applies before we start rather than after.

The normal sequence

Call or send photos, and in most cases we are on the roof the same day or the next. The inspection takes 45 minutes to an hour and a half depending on attic access and whether a hose test is needed. You get the written quote with photos either on site or the same evening.

Once approved, most repairs are scheduled within a few days and completed in a single visit. You do not need to be home for the roof work itself, though we prefer you there at the walkthrough so we can point at what we found.

Emergencies compress everything

An active leak in a storm is handled in two stages. First, we get water off the interior: a tarp or temporary dry-in over the failed area, typically the same day, priced at $300–$600 as its own small job.

Then the permanent repair happens once the roof is dry enough to bond materials properly. Sealants, membranes and adhesives do not cure on a wet substrate, and any contractor who tells you otherwise is buying themselves a callback at your expense.

What makes a repair take longer

Tile matching is the most common delay. Profiles and colour blends from the 1970s through 1990s are often discontinued, and sourcing takes days rather than hours. Where we can, we pull matching tile from a hidden slope and place the closest available substitute there instead.

Rot is the second. If the leak has been running for a season or two, the sheathing under it may be soft and the fascia may be gone. Cutting out and replacing decking adds hours, sometimes a second day, and it is not optional — new flashing over rotten wood fails.

Weather is the third. We do not open a roof up ahead of rain, so an approved repair may slide a few days during an atmospheric river.

How to make it faster

Send photos with your first call — of the ceiling stain, of the roof from the ground, and of the attic if you can get up there safely. Many repairs can be ballparked from those before anyone drives out.

Clear side-yard access and move cars out of the driveway before the crew arrives; staging is a real part of the clock on two-story and steep roofs. And approve the quote in writing quickly during the rainy season — the calendar fills fast after the first storm.

What you get at the end

After-photos of the completed repair, a note on the water path we found, and a short list of anything else worth watching on the roof, prioritised in plain language rather than sales language.

That report is useful later — for insurance, for escrow, and for the next time somebody tells you the whole roof needs replacing.

Timelines in San Diego County are seasonal. From late spring through autumn we can usually be out the same day and repair within the week. From December through March, when a Pacific system parks over the county, the first 48 hours of a storm are tarping calls and permanent repairs queue behind the weather.

Coastal jobs in Carlsbad, Oceanside, Encinitas and Coronado sometimes wait on morning marine layer to burn off before membranes and sealants will bond. Inland in Escondido, Ramona and Fallbrook the constraint is heat instead — tile and torch-down work starts early in the day in mid-summer.
