How long does a roof last in San Diego County?

In this county the surface material and the waterproofing rarely wear out together, and that is the whole story. Concrete and clay tile can last fifty years or more; the underlayment beneath it was usually rated for 25 or 30. When people say a tile roof lasted forty years, they mean the tile did.

Composition shingle roofs here typically give twenty to thirty years depending on the product and how much sun the slopes take. Flat systems — torch-down, TPO, coated foam — generally run fifteen to twenty-five years, and they fail at seams, drains and penetrations long before the field wears out.

The practical answer for a homeowner is that lifespan is measured at the weakest layer. Once the underlayment goes brittle across every slope, the roof is finished regardless of how good the tile looks — and until then, targeted repairs are usually the right money.

Tile: two clocks running at different speeds

Concrete and clay tile is essentially a durable rain shield. Barring impact, it does not wear out on a human timescale. What sits under it — felt underlayment, batten fasteners, valley and wall metal — does.

So the meaningful question about a tile roof is not its age but the state of its underlayment. Lift a tile on three separate slopes; if the felt is flexible, you likely have years of repairs ahead of you rather than a replacement. If it tears dry each time, plan the re-roof — which on tile often means lifting and re-setting the existing tile over new underlayment rather than buying new tile.

Shingle: sun does the killing

Composition shingle ages by ultraviolet exposure and thermal cycling, not by rainfall, which is why the same roof shows very different wear on its south and west slopes than on its north side.

The signs are consistent: granules accumulating in gutters, bald patches, cupped or cracked tabs in the field, and exposed fastener heads. Localised wear is repairable; wear across every slope is not.

Flat roofs: seams and details

Torch-down and TPO on patios, additions and mid-century homes typically fail where two sheets meet, where a drain or scupper penetrates, or where the membrane turns up a wall. Coated foam depends entirely on its coating being renewed.

Recoating on schedule genuinely extends these systems, sometimes doubling their service life. Ignoring ponding water does the opposite.

What extends any roof here

Three things, in order: keeping valleys, drains and gutters clear so water leaves the roof instead of sitting on it; replacing pipe boots and sealant on a maintenance cycle rather than after they leak; and fixing the small stuff before a rainy season instead of after.

An annual or biennial inspection with a photo report is the cheapest roof insurance available. Ours are free, and the report is a priority list, not a sales sheet.

Signs your roof is near the end

Multiple unrelated leaks in one season, brittle underlayment wherever you check, widespread granule loss, sagging or spongy deck, and a history of patches in six different places. Any two of those together usually means repairs have stopped being economical.

In San Diego County and along the coast

Coastal and inland San Diego County age roofs by different mechanisms. From Oceanside and Carlsbad down through Encinitas, Del Mar, Solana Beach and Coronado, salt air and marine-layer damp attack metal first: fasteners rust, flashing thins from underneath, sealants chalk out early, and north-facing valleys stay wet long enough to grow moss. Metal often reaches end of life before the covering does.

Inland — Escondido, San Marcos, Vista, Poway, Ramona, Fallbrook, El Cajon, Santee — heat cycling rules. Daily expansion and overnight contraction splits sealant, cups shingles and backs fasteners out, so shingle roofs there tend to reach the end of their useful life a few years sooner than the same product on the coast. The county's long dry spells also let small failures go unnoticed until the first heavy winter storm finds all of them at once.
