What is emergency roof tarping and what does it cost?

Emergency tarping is a temporary waterproof cover installed over a failed area of roof so the inside of your house stops taking water while a permanent repair is scheduled. It costs $300–$600 here and is billed as its own small job. Done properly it is not a tarp thrown over a leak. The top edge is tucked under or sealed over the roof covering so runoff sheds across it, the cover extends well beyond the failure in every direction, and the whole thing is battened or fastened so a coastal wind cannot peel it off overnight. A good tarp buys weeks to a couple of months — enough time to dry out, diagnose properly, source matching tile, and if you are claiming, get an adjuster out. It is not a repair and we never price it as one.

Emergency Roof Tarping: What It Is and What It Costs

When tarping is the right call

Active dripping during a storm, a section of roof opened up by wind, missing tile or shingles over a living space, a storm-damaged skylight, or any leak where the permanent repair cannot happen before the next system arrives.

It is also the right call when a roof needs replacing and the homeowner needs a few weeks to plan and finance it properly rather than signing a contract in a panic on a wet Tuesday.

How we install it

We find the failure first — a tarp centred on the wrong spot is useless. Then we cover well past it on all sides, carry the upper edge high enough that water flowing down the slope runs over the tarp rather than behind it, and secure it in a way appropriate to the roof: fastened battens on shingle, weighted and tucked runs on tile so we are not drilling holes in a repairable surface.

On flat roofs the equivalent is usually a self-adhered patch over the split seam or blister rather than a tarp, because a membrane roof with standing water needs the water shed, not trapped under fabric.

What it costs and why

The $300–$600 range reflects area covered, height and pitch, and how much of it is done in active weather. Steep two-story work in wind costs more than a single-story patio section, for obvious safety reasons.

It is billed separately from the repair so the numbers stay honest: you can see what you paid to stop the damage and what you paid to fix the cause. If you approve the permanent repair with us, the tarp work is not double-charged into it.

How long a tarp lasts

Plan on weeks, not seasons. Ultraviolet light degrades poly tarps quickly in Southern California sun, and every fastener hole is a small future maintenance item. A tarp left up for a year usually costs more in incidental damage than the repair would have.

We schedule the permanent repair at the same time we tarp, so the temporary cover has a defined end date instead of becoming the roof.

Insurance and documentation

Most policies expect a homeowner to take reasonable steps to prevent further damage, and emergency tarping is exactly that. Keep the invoice — it is frequently reimbursable even when the underlying repair is not covered.

We photograph the failure before covering it, which matters: once a tarp is on, an adjuster cannot see what caused the loss. Those photos, plus the tarp invoice, are usually what a claim turns on.

In San Diego County and along the coast

Tarping season in San Diego County is short and intense. The first heavy rain after a long dry stretch finds every cracked boot and chalked sealant joint in the county at once, and coastal wind off the water in Oceanside, Carlsbad, Del Mar and Imperial Beach is what separates a tarp that holds from one that is gone by morning — which is why ours are battened rather than weighted where the exposure warrants it.

Inland and in the backcountry — Ramona, Fallbrook, Poway, Santee — the bigger risk is debris. Eucalyptus and oak litter packs valleys and blocks drains, so the failure often sits under a mound of wet material that has to be cleared before anything can be covered. Flat roofs in Coronado, Chula Vista and National City usually get a patched seam rather than a tarp.
