The legitimate uses
Coated polyurethane foam roofs depend on their coating for UV protection and are designed to be recoated periodically. Doing that on schedule genuinely extends the system's life, and skipping it destroys the foam.
Elastomeric and acrylic coatings also have a real role on sound flat roofs as reflective maintenance layers, reducing surface temperature and slowing membrane aging. Sealant belongs at terminations, fastener heads and specified joints — designed into the detail, doing a small defined job.
Why 'coat the whole roof' rarely solves a leak
A coating is thin and it follows the surface it is applied to. It cannot bridge a moving seam, restore a corroded flashing, or replace the sequencing that keeps water out at a wall transition. Applied over a leak, it postpones the symptom without addressing the mechanism.
Worse, coatings trap moisture. Applied over a wet substrate or a saturated foam roof, they seal water into the assembly, and the deck below rots while the roof looks freshly finished.
The sealant trap
Sealant is cheap, fast and invisible to a homeowner's inspection, which is why cosmetic repairs are full of it. Ultraviolet light chalks and cracks most sealants within a handful of years here, and every crack is a funnel.
It is also an obstacle to diagnosis. When we find a roof with sealant over every penetration and along every flashing, we are looking at a history of guesses rather than repairs — and often at years of water damage that was never traced.
The honest alternative
Find the entry point, remove the failed component, and rebuild the layer that is supposed to do the waterproofing: new boot, new flashing formed and lapped correctly, new underlayment beneath re-set tile, compatible membrane patch carried well past a failed seam.
That work costs more than a tube of caulk and less than doing it three times. Most repairs land in the $1,200–$2,000 range and the result is usually the strongest part of the roof.
How to spot a cosmetic repair
Fat sealant beads along flashing lines, silver or white patches painted over penetrations, mastic smeared into valleys, and a previous invoice that describes 'sealing the leak' without naming the component that failed.

Foam and flat roofs on mid-century homes in San Diego, La Mesa, Lemon Grove and El Cajon, and on beachfront duplexes in Coronado, Imperial Beach and Oceanside, live and die by whether their coating was renewed on time — and our UV load makes that schedule shorter than the label suggests.
The county's climate is also why sealant-only repairs fail so predictably here. Long dry, intensely sunny stretches chalk and crack sealant, then a single atmospheric river tests every joint at once. Coastal salt air adds corrosion under the sealant in Carlsbad, Encinitas, Del Mar and Solana Beach, while inland heat cycling in Escondido, Poway and Santee splits it outright.
