What does salt air do to a coastal roof?

Salt air attacks metal, not tile. On a coastal roof the concrete or clay tile can look excellent at forty years while the fasteners, valley metal, counterflashing, vent collars and gutter hardware holding it all together are corroding from the underside where nobody looks.

Marine-layer moisture makes it worse by keeping surfaces damp for hours after sunrise, so salt stays in solution and keeps working. North-facing slopes and shaded valleys hold that damp long enough to grow moss, which holds even more moisture against the metal underneath.

The practical consequences: sealants chalk out years early, galvanised flashing perforates from below, screws and nails lose their heads, and skylight and vent flashings fail first. Coastal roofs need their metal inspected on a schedule, not their tile.

The corrosion mechanism

Airborne chloride settles on every surface and, with humidity, forms a thin electrolyte film. That film accelerates the oxidation of steel and aluminium enormously compared with inland conditions, and it concentrates in laps and crevices where it cannot dry.

Dissimilar metals make it faster still. A copper vent against galvanised flashing, aluminium against masonry or against stainless fasteners — each of those pairs sets up galvanic corrosion that eats through the more vulnerable metal in a fraction of its expected life.

What fails first on a coastal roof

Fasteners and nail heads. Valley metal, from the underside, under debris. Counterflashing at walls and chimneys. Vent collars, pipe boots and their clamps. Skylight curb and head flashing. Gutter hangers, screws and downspout straps. Roof-mounted equipment brackets, including solar mounts.

Notice that none of those is the roof covering. A coastal roof inspection that reports on the tile and ignores the metal has reported on the wrong thing.

Moss, damp and shaded slopes

Marine layer keeps north-facing slopes and valleys damp for much of the winter. Moss and lichen establish there, hold water against the covering and the metal, and lift tile edges slightly as they grow.

Clearing it is straightforward maintenance; leaving it turns a slow corrosion problem into an accelerating one. Debris does the same job — a valley packed with needles keeps metal wet for weeks.

Materials that hold up better

When we rebuild flashing near the coast we specify heavier gauges and more corrosion-resistant metal than an inland job would need, and stainless or appropriately coated fasteners rather than plain galvanised.

This is not upselling — it is the difference between a flashing repair that lasts twenty-five years three blocks from the water and one that is failing again in eight.

The coastal maintenance schedule

Annually before the rainy season: inspect all metal, clear valleys and gutters, address moss, renew failing sealant at terminations, and replace aging pipe boots as a matter of course rather than after they leak.

Every few years: look hard at the components that corrode invisibly — valley metal, counterflashing, skylight flashing — while they can still be replaced as a repair rather than as part of a re-roof. Repairs in the $1,200–$2,000 range are the alternative to a much larger number later.

In San Diego County and along the coast

The affected band in San Diego County is wider than most homeowners think. Ocean-front exposure in Oceanside, Carlsbad's Terramar, Encinitas, Solana Beach, Del Mar, Coronado, Imperial Beach and Ocean Beach is severe, but measurable chloride deposition reaches several miles inland — enough to matter in La Costa, Aviara, Cardiff, Point Loma and coastal Chula Vista.

Homes in the first few blocks from the water are the ones where flashing routinely fails before the covering does, and where harbour-adjacent flat roofs in Oceanside and Coronado combine salt corrosion at drains and edge metal with ponding. Move a few miles inland to Vista, San Marcos or Escondido and the dominant mechanism switches to heat cycling instead — which is why coastal and inland roofs on the same street plan need completely different maintenance.
