Capacity failures
Every valley, drain and gutter has a volume it can carry. A valley that collects two large slopes and has partially filled with pine needles handles an inch-an-hour storm and overflows sideways under the tile in a two-inch-an-hour storm.
Flat roofs do the same at their drains and scuppers. Once water backs up above the level of a seam or a curb, it has time to find every weakness, and depth beats sealant every time. Blocked or undersized drainage is one of the most common causes of a heavy-rain-only leak.
Wind-driven water
Roof assemblies rely on overlaps that assume water runs downhill. Wind removes that assumption. A 40 mph gust drives water up under a shingle course, behind a wall flashing that stops an inch too low, or through the head lap on a low-slope section.
The tell is directionality: the leak appears only in storms that blow from one particular quarter. If you can note the wind direction when it happens, you have handed a technician half the diagnosis.
Low-slope and transition details
Patio covers, additions and porch roofs are often shallower than the main roof and were sometimes covered with materials rated for steeper pitch. They shed light rain fine and hold water in a heavy one.
Wall transitions are the other frequent offender: where a second story meets a lower roof, the water volume concentrates and any shortcoming in the counterflashing or in how the siding laps over it shows up only in real weather.
How we find it
We look for physical evidence first — water lines, debris rafts, silt trails, moss in valleys, rust streaks — because a heavy-rain leak leaves marks. Then we hose test in zones with a spotter inside, starting at the lowest suspect area and holding volume long enough to matter.
Where wind is implicated we test the suspected detail from the side rather than from above, which reproduces the mechanism instead of just wetting it.
What the repair usually is
Clearing and rebuilding valley metal, enlarging or unblocking drainage, extending or re-detailing wall and curb flashing so it has proper height, re-laying a low-slope section in an appropriate material, or correcting a gutter that dumps behind the fascia.
These repairs sit in the normal $1,200–$2,000 range for most homes, and they are the kind of work that ends a leak permanently rather than pushing it to the next detail down-slope.
In San Diego County and along the coast
This is the most seasonal leak pattern in San Diego County. Months of dry weather mean valleys and drains slowly fill with debris, and then an atmospheric river delivers in six hours what the roof normally sees in a month. Roofs that behaved perfectly for two years leak once, hard, and then behave again.
On the coast — Oceanside, Carlsbad, Encinitas, Del Mar, Coronado, Imperial Beach — the wind component dominates, with rain blowing off the water straight into west-facing walls and flashings. Inland and in the canyons of Poway, Ramona, Fallbrook, El Cajon and Santee, the debris component dominates: oak, eucalyptus and pine litter blocks valleys and scuppers, and the leak is really a drainage problem wearing a roofing disguise.
